Most Expensive House in Whistler

I often get asked, "what is the most expensive house in Whistler?" The most expensive house in Whistler is "The Couloir". The Couloir located on a one-acre lot on the side of Whistler Mountain and offers ski-in, ski-out. The house has 5 bedroom and 6 1/2 baths. Permits are in place to build an additional 5,000 square foot guest house.

Property Taxes in Whistler

Both the water bill and the property taxes are due on July 2nd each year. The property tax bill is mailed in June to the address shown on the title of the property. If the taxes are not paid by the due date (usually by July 2) there will be a 2% late payment penalty for the first week and an additional 8% penalty if it is not paid with 7 days of the due date. There is a grant available if the property is your principal residence/ The Whislter Municipality will provide you the grant form with the tax notice.

If you purchase a property in the spring the Municipality may send the tax notice to the previous owner. The Municipality will still charge you a penalty

Legal Fees and Disbursements

Legal fees are the closing costs paid to a lawyer or notary to complete the transaction on your behalf. Fees are paid for completing the conveyance and preparing and registering the mortgage. Disbursements are the costs for out-of-pocket expenses such as government registration charges, property and tax information searches, courier costs, long-distance calls plus PST and GST. The exact amount of these charges will vary depending on the transaction but they generally range from approximately $1,000 to $2,000. Most lawyers and notaries will provide quoates as to charges, it is important to ask whether the quote includes all expenses to complete the transaction.

Whistler and Phase II

Properties in Whistler covered by the phase two convenant restrict the owners personal use of the property to 28 days in the summer, 28 days in the winter and defines how these periods may be booked and requires that the property is available for rental through a property manager for the remaining days of the year. Additional days may be available to the owner if booked not more than 30 or 15 days in advance subject to availability.

Mortage Rates

Fixed mortgage rates are increasing (although Prime is still at 6% right now). If you are thinking of purchasing in the near future (within 120 days) you can apply for a rate hold now with lower rates than what they are inceasing to. For example, some rates are inceasing from 5.09% to 5.3% for a 5 yr fixed. And 5.45% to 5.6% for a 10 yr fixed.

 

 

WB Exceeds All Time Snowfall Record

Whistler Blackcomb Exceeds All Time Snowfall Record

 

WHISTLER, BC, January 11 2006 – Following the most recent snowstorm that dropped 22 centimetres or 8 inches in 24hrs, snowfall accumulation totals at Whistler Blackcomb have reached record highs. 877 centimetres or 345 inches of snow has fallen in Whistler so far this season, which is the most the resort has seen by this time in January based on 27 years of snow data analysis. The previous record saw 827 centimetres or 325 inches fall by January 31 of the 1991/1992 season. The current base sits at an incredible 305 centimetres or 120 inches as measured at mid-mountain.

Assessed Property values down slightly in 2006

Assessed property values in Whistler and Pemberton and down slightly in 2006. There was a 4 per cent decline in residential properties in Whistler. In Pemberton there was a 8.95 per cent decline in single-family homes. 

In Vancouver and the North Shore assessments were up 10 to 30 per cent. In Squamish assessed values increased by 5 to 10 per cent.The largest declines in Whistler were two-bedroom apartments (from $620,000 last year to $594,000 this year) in the Village and single family homes in Creekside (from $921,000 last year to $882,500 this year).
